Renovating Wooden Floors

how do i renovate a wooden floor?
Rather than laying carpets, I wood like to use the floor boards that are already there. Can anyone give me a step by step guide?
Sand floor then clean free of dust/dirt.
Next put the stain/varnish according to mfg directions.
It is VERY important to put at least 3 coats of clear coat/ polyurethane to finish. Being a high traffic area you don’t want product to wear off.
I’ve also read to maintain by reapplying the polyurethane every 2 or so years.
