getting a roommate after signing lease?
I am about to rent a place, and I don’t currently have someone to rent the extra room. how do I go about renting the extra room after I have signed the lease? can I just make my own contract with the roommate? do I need to make a new contract with my landlord?
any help would be great.

– it is not an apartment complex, it is a townhouse.
– I am not sure if it is an individual posting the ad, or a property management company.
You first need permission from the landlord.
It would be easiest for you to simply have the new roommate sign a lease with the landlord.
If you sign a contract with the new tenant you have to pay income tax on the rent they pay you and have the same legal obligations to them as your landlord does to you. At the same time you do not have legal authority to perform some of the duties, which you get you in legal hot water because landlord tenant law will not give you a free pass just because you don’t own the place.
