Being a Landlord in California?

I have to move from my condominium within the next 3 weeks, because my husband is stationed in North Carolina for the military. I want to rent out my condo, but I do not want to do it through a property management company. Is it really hard to become a landlord on my own? I found a website with all the forms specific by state that I need to print out (lease forms, landlord-tenant forms, etc). I do not have any experience with renting to other people, so anything will help!

Your HOA is going to require you to have a manager available, there is no way to avoid it.

It has nothing to do with forms, or even your tenant, they just need to know that in the case of an emergency there is someone local with the authority to do something.
