Columbus Wholesale Houses: Where Do I Find Them?

By: Eric J. Pifer

Wholesale investment houses are quite plentiful these days. But where can one find these deals? How can one find wholesale houses in Columbus Ohio?

There are numerous ways of finding wholesale houses in Columbus, Ohio. Lets discuss a few. The internet is a tremendous resource, there are various sites where deeply discounted houses can be found.  Craigslist can be a great tool when trying to locate deals. Here in Columbus visit http://columbus.craigslist.org. Under real estate for sale, search for wholesale houses or wholesale investment property. You may also search fixer uppers or handyman specials. You should return quite a few results.

Another way to find wholesale houses in Columbus on the internet is to google what you are looking for. I know this seems like a no brainer but you want to search specifically for what you are looking for, as well as, the city in which you are searching for investment property.

Traditionally people have used Realtors to locate property and that is always an option. You can certainly use a buyer’s agent, but be prepared to pay a commission and be aware that they are only using the MLS (multiple listing service) as a resource to locate property. Furthermore not all agents deal with investment property so if you use an agent make sure that he/she is experienced in brokering investment deals.

You can also check the newspapers and internet for FSBO (for sale by owner) houses. It is harder to find the really good deals this way, however, once in a while you can find someone who is highly motivated to sell and thus a great deal.

In my opinion the best resource for finding wholesale houses in general and especially in Columbus is to get on a wholesaler’s buyers list.  Just in case there is some confusion a wholesaler locates investment houses through marketing and networking. They are able to negotiate great below market deals and pass the savings along to you.

They deal mainly with investors and not retail buyers, you must close quickly with cash or use hard money financing. For more about hard money read the article here: http://ezinearticles.com/?Wholesale-Investment-Houses—Why-and-How-to-Find-Hard-Money-Lenders-to-Finance-Them&id=1834364 The goal of a wholesaler is to do volume and thus they don’t make large margins on each deal but rather make small amounts on a lot of deals.

An advantage to being on a buyers list is that you are notified by email when a new wholesale house becomes available. This way you know about it before its on craigslist and various other real estate marketing sites, and you get first crack at the true deals in Columbus.

Also when you build a good relationship with a wholesaler and he/she knows what you are looking for, he/she will call you before emailing his/her buyers list. Then you know about the deal before it is even offered to anyone else.

Ultimately great wholesale houses can be located from all of the aforementioned resources and more, but the easiest way that takes out all of the legwork is to work with a wholesaler. This way you will have more time to actually buy investment property and rehab or rent it as opposed to spending all your time trying to find the deals.
